Buying a multimillion-dollar property with crypto creates a problem long before anyone gets the keys: someone has to convert a potentially large amount of digital assets into dollars without disrupting the market or complicating the closing.
CryptEscrow is bringing Kraken into that process. The Miami-based crypto settlement provider has formed a strategic partnership with Kraken that gives CryptEscrow access to Kraken Pro's over-the-counter trading desk for cryptocurrency conversions tied to luxury and commercial real estate transactions.
The arrangement is designed for buyers who hold substantial crypto wealth but are purchasing properties that ultimately settle in fiat.
Instead of attempting to execute a large conversion through a standard exchange order book, CryptEscrow can use Kraken's institutional OTC infrastructure to source liquidity and execute the trade privately before the dollars move into the real estate settlement process.
Turning Crypto Into Closing Funds
Large crypto purchases present a different challenge from everyday transactions. Selling millions of dollars of Bitcoin, Ethereum or other assets through a public order book can create slippage, particularly when liquidity is limited. Large orders can also expose trading activity to the broader market.
OTC desks are designed to handle those transactions away from the public exchange order book, giving institutional and high-net-worth clients access to deeper liquidity and negotiated execution.
Through the partnership, Kraken Pro OTC will provide that trading infrastructure for eligible transactions processed through CryptEscrow.
CryptEscrow then handles the real estate side of the process, including the crypto-to-fiat conversion and settlement requirements surrounding the closing.
"We are excited to partner with Kraken, a trusted leader in the cryptocurrency industry, to support our rapidly expanding real estate settlement ecosystem," said CryptEscrow founder and CEO John Ioannou, Jr. "Kraken's expertise and platform will strengthen our already swift and secure real estate closing process."
Crypto Wealth Is Moving Into Real Estate
The partnership comes as years of crypto appreciation have created a growing pool of investors with significant wealth held in digital assets. Turning that wealth into property is still considerably more complicated than paying for something directly from a bank account.
Sellers, developers, title companies and other participants in a closing may want dollars even when the buyer wants to fund the purchase with crypto. That creates demand for an intermediary capable of converting the assets while meeting the compliance and documentation requirements associated with a large real estate transaction.
CryptEscrow is positioning itself as that bridge. The company has already worked with real estate developers in Florida and California and says it is expanding into additional markets where buyers may want to use cryptocurrency to fund property purchases.
Its partnership with Kraken adds institutional trading infrastructure behind those transactions.
Real Estate Meets the Crypto OTC Market
While much of the RWA industry focuses on bringing traditional assets onchain, CryptEscrow is moving capital in the opposite direction: from crypto into real estate.
Luxury property purchases can require large conversions and institutional liquidity while still meeting the compliance requirements of a traditional closing. CryptEscrow handles that settlement process, while Kraken provides the OTC infrastructure behind the conversion.
The result is simple: buyers can fund a property purchase with crypto while sellers still receive dollars at closing.
